What Is Checked Before Issuing an EICR?

A: An Electrical Installation Condition Report (EICR) is a report carried out to assess the safety of existing electrical installations within a property. It is a universal assessment of the condition of a residential home’s electrics, to keep the tenant or homeowner safe.
A: As of July 2020, regulations require landlords to have a valid EICR. This must be carried out before the tenancy begins, and inspected at least every 5 years following.
For privately owned homes, regulations are less strict, however, it is still advisable to have an EICR test carried out on your home every 5-10 years.

A: The power will need to be switched on and off during the process, therefore power sources will be intermittent. We aim to minimise disruption as much as possible.
Installations do not receive pass/fail status but are instead graded as satisfactory/unsatisfactory. Every installation differs but generally, newer properties or properties which have not been modified, tend to have a better likelihood of receiving satisfactory status.
A: With an unsatisfactory report, you will be issued with a list of required remedial action in order to receive satisfactory status:
🗲 C1 items are classed as immediately dangerous and must be rectified.
🗲 C2 items are classed as potentially dangerous and must be rectified.
🗲 C3 items are recommended for an upgrade for optimum safety.
🗲 FI items are items that require further investigation.
For a satisfactory report, all C1 and C2 items must be rectified. Any remaining FI items must be investigated for a satisfactory report.
